The seller's realtor screwed up and didn't tell the seller to wait for my offer before responding to the one he had. We had our offer in at 4. He had to respond to the other offer by 5:00, but the seller's realtor didn't wait and so the seller accepted the other offer. Now they're all rather upset because my offer was better so I'm being put as a back-up contract. Who knows if something will go wrong with the first one, but if it does...I'm there.

The up-side of all this is I get more time to prepare my house for sale. No more frantic cleaning all evening :) I can just do one room or one closet and that'll be good nuff.

I'm feeling rather good about this. If nothing else, I'll have a house that's ready to sell if we come across any other really cool properties!

Well, that's sucky. The other place was awesome. I'll be quietly hoping that something falls through for the other guys, since stuff like that happens pretty regularly anyhoo.

Mostly cleaning some stuff. I've already done a bunch of yard work to make things look nicer. Just have to put out some new mulch in the front yard's flower beds. I've got to get all my closets organized and all my laundry hung up and put in my dresser.

I also have a huge pile of stuff to take to goodwill, and I need to get rid of some trash that I'll have to have someone come and haul off because my trash guys won't take it (old ceiling tiles from the basement).

Finally, there are some small improvement things I'd like to do--Fix a couple pieces of trim in the basement, redo some grout in the bathroom and reseal it, maybe paint the cement in the unfinished part of the basement. I noticed that when Robin and I were looking at houses, nearly all had a nice painted basement floor if it wasn't finished.

Just a hint...that we found helpful...

We've been doing some "New Year's Cleaning" and have found that a lot of schools have these yellow shed's for dropping off unwanted clothing for charity.

It's kind of nice for when you have all those clothes and want to get rid of them right that second instead of waiting for a Goodwill pickup.

I hope you get the house, I bet you'll be able to do some really cool stuff with it.

True..there are some of those nearby and that helps. But I also have a pile of random things that aren't clothing and need to go to more of a thrift store place than to a clothing distribution place. I seem to collect a lot of crap that I don't really have a need for.

I hope we get it too, but if not, something else will come along :)

Yay for me? now that we have a contract, at least we'll be neighbors for a little while before you put your house on the market!
